For Sale: 2-Storey House and Lot | 336 sqm Lot | 450 sqm Floor Area | ₱155,000,000

In 1964, an aerial camera flew over a stretch of former hacienda land west of the South Superhighway and captured something new: neatly curving streets, freshly cut lots, and the outline of what would become one of Makati’s most enduring addresses. That photograph still sits in the Ayala Archives. The village in it is Magallanes.

Sixty years later, the streets are the same. The trees are taller. The families behind the gates have built fortunes, raised generations, and quietly held on. Homes here rarely come to market, and when they do, they don’t stay long.

This is one of them.

A Village Born From Makati’s Grand Plan

Makati as we know it was no accident. After the Second World War, the Ayala family set out to transform its vast Hacienda Makati into a model city, with strict zoning that separated offices, shops, factories and homes. For the country’s managers and leading families, Ayala built a ring of exclusive residential villages, beginning with Forbes Park in 1948, then San Lorenzo (1952), Bel-Air (1954), Urdaneta (1957), San Miguel (1960), and finally Magallanes and Dasmariñas in 1962.

Magallanes was the westernmost of these, and is often described as Ayala’s last “village” of that golden era. Because the South Superhighway separated it from the rest of the new Makati, the planners shielded it with its own commercial zone, first the Maranaw Commercial Center and later the Magallanes Commercial Center, so residents could shop, dine and run errands without ever crossing into the city’s busier core. National Artist for Landscape Architecture Ildefonso P. Santos designed the landscaped settings of that early mall, which became a favorite backdrop for fashion shoots in the late 1960s.

Streets That Tell the Story of 1521

Walk Magallanes Village and you are walking through a history lesson. Fernando Zóbel de Ayala, the artist and visionary member of the Ayala family, gave each village its own naming theme. In Magallanes, the streets recall Ferdinand Magellan’s expedition: Trinidad and Victoria, two of the five ships of his fleet; San Antonio, Santiago and Concepcion, the others; and Humabon and Lapu-Lapu, the Visayan rulers who met the Spanish at Cebu and Mactan.

Few addresses in the Philippines carry that kind of story in their street signs.

A Church Built by a National Artist

At the heart of the village stands the Parish of St. Alphonsus Mary de Liguori, known simply as the Magallanes Church. Its original design, completed in 1968, was the work of National Artist for Architecture Leandro Locsin, and its bold, almost futuristic form has drawn admirers for decades.

When a fire gutted the church in September 2004, the parish chose not to demolish what remained. Instead, heritage architect Dominic Galicia led a rebuilding that preserved the 28 concrete buttresses that survived. The new church was dedicated on August 1, 2007, the feast day of its patron saint. Today it remains one of Makati’s most beloved venues for weddings, baptisms and Sunday Mass, a five-minute walk for many residents.

Why the Wealthy Have Chosen Magallanes for Six Decades

Magallanes belongs to Makati’s “golden belt” of Ayala villages, alongside Forbes Park, Dasmariñas, Bel-Air and Urdaneta. These are, by any measure, the most expensive and desirable residential addresses in the country, the enclaves where the nation’s business leaders, diplomats, and old and new money have lived since the 1960s.

What sets Magallanes apart is the balance it strikes:

  • Privacy without isolation. Roughly 54 hectares and about 824 residential lots, managed by the Magallanes Village Association, with 24-hour security and controlled gates.
  • Unmatched access. The village sits at the EDSA–South Luzon Expressway junction, minutes from the Ayala Central Business District, Bonifacio Global City and NAIA. The Skyway puts the airport and the south within easy reach, and the Magallanes MRT station is right at the doorstep.
  • A complete community. A clubhouse, swimming pool, two tennis courts, a multi-purpose gymnasium, three parks, a jogging path, a playground, function rooms, and medical and dental clinics.
  • Everyday convenience. Paseo de Magallanes, just outside the gates, offers supermarkets, banks and restaurants.
  • Scarcity. No new Ayala village of this kind will ever be built in central Makati. The land supply is fixed, and that is precisely why values here have held.

The Home

Behind the gate is a two-storey residence that makes generous use of its 336-square-meter lot, delivering 450 square meters of living space designed for a family that values both togetherness and privacy.

Ground floor: for living and entertaining

  • A wrap-around pocket garden that frames the house in greenery and brings light into every room
  • A covered patio for morning coffee, merienda, or evening conversation
  • A den that works as a study, home office, library or media room
  • A powder room for guests
  • A dirty kitchen for serious Filipino cooking, keeping aromas and heat away from the main living areas
  • Maid’s room and utility area, discreetly separated from family spaces
  • A 2-car garage

Upper floor: for rest and family life

  • Three bedrooms, each with its own ensuite bathroom, so no one shares and every guest has privacy
  • Loft play or activity areas in the second and third bedrooms, a rare feature that gives children a space of their own to read, study, play or create, and grows with them into teenage hideaways or reading nooks
  • Generous storage throughout, the detail every family wishes it had more of.

This is a home for a family that wants to live in Makati, not merely work there: children who can grow up with a garden and a parish down the street, parents who can be in a boardroom in fifteen minutes, and a house that holds its value for the next generation.

Who This Home Is For
