Quick Facts

A 2-storey Mediterranean-style house and lot is for sale in Ayala Alabang Village, Barangay Ayala Alabang, Muntinlupa City, Metro Manila. It sits on an 888 sqm lot and has a lower ground floor, an attic, 9 bedrooms each with an ensuite full bathroom, 2 maid’s rooms and a driver’s quarter (each with a full bathroom), and a huge garden. The asking price is ₱195,000,000. It is marketed by licensed real estate broker Carla Calleja, MBA, REB (PRC License 0021912).

In the mid-1970s, the Madrigal family offered to sell a huge tract of land in Alabang to Ayala Corporation. Ayala didn’t buy it. Instead, it proposed a joint venture, and that handshake became one of the most sought-after addresses in the south of Metro Manila: Ayala Alabang Village.

Nearly five decades later, one of its most generous family homes is available. If you have been searching for a house and lot for sale in Ayala Alabang, this is the one to see first.

A Home Built for the Whole Family

Nine bedrooms is rare even in Ayala Alabang. Every one of them has its own full bathroom, which means no morning queues, real privacy for grown children and visiting lolos and lolas, and guest rooms that feel like suites.

The lower ground floor and attic add flexible space on top of the two main storeys: a home office, a family entertainment room, a gym, or storage for the things a big household collects. Separate maid’s rooms and a driver’s quarter, each with a full bathroom, keep the household running comfortably.

And then there is the garden. On an 888 sqm lot, it is big enough for Sunday lunches, children’s parties and a quiet morning coffee under the trees, in a village famous for its greenery.

Then & Now: From Open Land to Landmark Village

Before the gates, the trees and the 20,000 residents, Alabang was open country. See the village association’s own 1970s photograph at aava.com.ph.

Did You Know? 9 Things About Ayala Alabang’s Legendary History

  1. It began as a partnership, not a purchase. In 1975–76, the Madrigal family offered to sell the land to Ayala Corporation. Ayala offered its real estate development expertise instead, and the two went into a joint venture.
  2. Its first name was “New Alabang Village.” The village association was registered with the SEC on August 15, 1978 as the New Alabang Village Association (NAVA). It became the Ayala Alabang Village Association (AAVA) on April 28, 1985.
  3. It is about 700 hectares. That is several times the size of many Makati villages, connected by roughly 70 kilometers of concrete roads.
  4. It is an official bird sanctuary. More than 60 known bird species, resident and migratory, live among the village’s 9,000-plus full-grown trees.
  5. It has seven districts and four gates. Acacia, Madrigal and Mindanao Gates open onto Commerce Avenue, while the newer Champaca Gate opens onto Daang Hari.
  6. A Zobel was its first barangay chairman. Don Enrique Zobel, then chairman-president of Ayala Corporation, became the first chairman of the barangay created for the village.
  7. The barangay’s name only became official recently. Created in 1982 under Batas Pambansa Blg. 219 as Barangay New Alabang Village, it was formally renamed Barangay Ayala Alabang by Republic Act No. 12281 in 2025.
  8. Alabang Town Center opened in 1982 and has served the village’s families ever since. In December 2025, Ayala Land sold its stake in the mall’s operating company to its long-time partner, the Madrigal family.
  9. More than 20,000 residents call it home today, and after over 40 years it remains the benchmark address for gated living in the south.

Why Families Choose Ayala Alabang

  • Space and greenery you can’t find in the city center: wide, tree-lined streets and large lots.

  • Convenience: Alabang Town Center, Madrigal Business Park and Filinvest City are minutes away, with schools, hospitals and churches nearby.
  • Access to Makati and BGC through the Skyway, and south to Laguna and Cavite via SLEX and Daang Hari.
  • Lasting value: Ayala Alabang lots rarely come to market at this size.
