6,000 square meters in the barangay of the Tuna Capital’s fish port
General Santos City is called the Tuna Capital of the Philippines, and Barangay Tambler is where the GenSan Fish Port Complex stands. This listing is a 6,000 sqm titled lot fronting the wide national highway that runs through Tambler toward Maasim, Sarangani.
Key facts
- Location: National highway, Barangay Tambler, General Santos City, South Cotabato
- Lot area: 6,000 sqm
- Title: Titled lot
- Status: With long-time informal settlers; sold “as is, where is”
- Occupants: Buyer handles the removal of occupants and all related expenses
- Rush sale price: PHP 4,000,000
Please read before you inquire: the lot has informal settlers who have lived on the property for decades. It is sold strictly as is, where is. The buyer shall handle the removal of the occupants and shoulder all related expenses. Any eviction or relocation must follow due process under Philippine law, including the Urban Development and Housing Act (R.A. 7279) where it applies, so get legal advice and budget for it before you buy. On the plus side, the land is titled: under Section 47 of P.D. 1529, no title to registered land can be acquired by prescription or adverse possession against the registered owner. This is why the property is priced for a quick sale.

A short history of General Santos
The area was once known as Dadiangas, a Blaan name taken from a local tree. On February 27, 1939, settlers led by General Paulino Santos landed at Sarangani Bay. The town of Buayan was renamed General Santos in 1954, became a city through Republic Act No. 5412 on July 8, 1968, and became a highly urbanized city in 1988. Its tuna industry earned it the title Tuna Capital of the Philippines.
Infrastructure and LGU updates
- Fish port rehabilitation: President Marcos and Agriculture Secretary Tiu Laurel inspected the rehabilitation of the GenSan Fish Port Complex on July 4, 2025. The project includes cold storage and port facilities. Government releases say the port hosts six of the country’s seven tuna canneries and supports more than 200,000 jobs.
- Economic zones in Tambler: presidential proclamations declared the Agrotex GenSan Economic Zone (2009), the Foodport Processing Zone (2013), a special economic zone of about 46.8 hectares (2014), and the Millennium Industrial Economic Zone in Calumpang and Tambler (2020).
- Airport: the expanded passenger terminal of General Santos International Airport opened in 2021.
- June 2026 earthquake: the magnitude 7.8 quake off Sarangani damaged fish port market halls and caused cracks and liquefaction at parts of Makar Wharf. Any buyer planning to build should commission a geotechnical study.
Development potential
- Cold chain, warehousing and logistics: close to the country’s main tuna landing port, which is adding cold storage, and to the ecozones in Tambler and Calumpang.
- Highway commercial: highway frontage with a growing barangay population.
- Land banking: a large titled parcel in a growth corridor of a highly urbanized city.
